Sitting room (seats 13) with open fire. Garden room (seats 7). Reading area in lobby (seats 2). Coach House. Two eaves bedrooms with en-suite walk-in shower, basin and WC: 1 x super king-size double, 1 x king-size double. Ground floor basin and WC. Kitchen with breakfast bar (seats 3). Utility. Sitting room (seats 6) with dining area (seats 6) and woodburning stove. Snug (seats 4). External games room with table tennis.

Location

Tan Llan is a very special, sought-after retreat, set in substantial grounds in the small village of Llanelltyd near Dolgellau, in the Snowdonia National Park. Tan Llan consists of a spacious, three-storey country house, and an adjacent renovated coaching house. There are six bedrooms in the Main House, three with en-suites, plus two en-suite bedrooms set in the eaves of the neighbouring Coach House, meaning a group of up to sixteen people can enjoy a holiday here. The main house also has a family bathroom, two ground floor cloakrooms, a superb kitchen with breakfast bar and large dining area, a utility room, a sitting room with open fire, a garden room and a reading area. The Coach House also offers a kitchen, a utility room, a sitting room with dining area and woodburner and a cosy snug. Outside, there are near 15 acres of wonderful grounds surrounding this superb retreat, with two patio areas, plenty of off road parking, plus well-kept lawns studded with tall, established trees. There's also an external games room housing a table tennis table, perfect for unpromising days. The River Mawddach drifts by at the edge of the grounds, adding to the idyllic atmosphere.

Famous for its choirs, stunning mountain ranges and beautiful valleys, this wonderful country has something for everyone. From Snowdonia in North Wales to the Brecon Beacons and the Pembrokeshire Coast in the South.

"I have withheld writing this review until our complaint was resolved. We stayed here for my sisters 40th birthday in a group of 9. The house was a great place to hold a birthday however there were a few problems upon arrival. One of the rooms was flooded and the bed soaked rendering it uninhabitable, several window blinds were broken and some other items were not functioning such as the ice maker. We didn't let this spoil our weekend away and raised it with the owner who advised this wouldnt be an issue. BUT, when it came to checking out it was a different story. The owner withheld the security deposit and we were billed for additional cleaning hours, re-sanding a coffee table, charges for replacement pans and woks, plates being put back in the wrong cupboard and many other ridiculous charges. We didn't cause any of the damage we were accused of. We did break a few cups which we were happy to replace, however this was a cowardly attempt at defrauding us from our security deposit. Judging by several other reviews on here and other websites this isn't the first time the owners have pulled this trick. If you absolutely must stay here, be sure to book on a credit card as this matter had to be resolved by them, who refunded the full deposit. "

"Main house was well equipped and well presented but during our stay (a cold autumn weekend) the coach house had neither hot water nor heating that functioned. Disappointingly, customer service was lacking and it took several phone calls on our part, to get it fixed. Heating was fixed after a day or so but water was only fixed just before we were leaving for home. I recognise that things will go wrong in houses from time to time but it was the poor response from the contact (not sure if we were liaising with owner or a the property manager) which sadly the shine off a long-awaited family reunion."

"The location of the house was absolutely fantastic. The open fire and availability of logs was greatly appreciated, especially after a day in the mountains. The lounge and all the downstairs rooms were very family friendly, plenty of space for everyone. The master bedroom was lovely. We greatly appreciated the walk books in the conservatory. The house is beautiful and the position perfect, we all had a wonderful ruby wedding celebration week."

"We have just returned from a week at Tan Llan over Christmas and we could not have wished for a more fabulous weeks holiday. The property is immaculately furnished with everything you could want or need - including TWO dishwashers in the kitchen, plus a fridge with an ice maker - brilliant. There is ample crockery, glasses and cutlery plus lots of cupboard space for your own food. Beds are super comfortable with luxury cotton sheets and all bathrooms have excellent showers and the towels provided are huge and fluffy! There is also lots of space - there were 13 of us but there always somewhere to go for a quiet moment on your own if wanted and the grounds are huge and perfect for exploring. There are a lot of steps in the house though so bear this in mind if travelling with someone with limited mobility."

"We had a wonderful family gathering here last week. Our son and daughter-in-law along with our two grandchildren came over from Canada and joined the rest of our family, two more grandchildren, plus one daughter-in-law and three more sons, not to mention some friends for the first few days, plus our sister and brother-in-law! We oldies had the cottage and everyone else the house. Everything was top quality and the gardens were brilliant for the children. The table tennis kept the adults occupied in the evening. We had the best weather for a week. We cannot recommend this house highly enough. Thank you to all at Sykes."

"This has been my favourite holiday in my home country to date. Llanelltyd is a beautiful place and only a short drive away from Coed-y-Brenin mountain bike park, which is why we chose this destination. What really made it for us though was the accommodation, Tan Llan is an amazing property on so many levels. I've not stayed in a 'cottage' that was so well equipped and so beautifully furnished, its an ideal property for a family get together or for old friends to meet up. Hopefully we will get the chance to return to this wonderful cottage."

"This is without question the most stunning property I have been in let alone stayed in. Often places are advertised to accommodate a certain amount of people and its too tight for space, this place however gave all 16 of us the most comfortable stay we have experienced outside our own homes. It is situated perfectly, not far from a village to get any supplies you might need yet has the feel of being in the middle of nowhere. The facilities are top class, good cooking equipment , towels, games room, en-suite on almost every room, dishwasher etc. The list is endless. The grounds that this property sits on are stunning, beautiful gardens perfectly kept and a slow running river beyond that. Huge outside tables and plenty of chairs to enjoy a drink or have your breakfast. The whole place is pristine and of the 16 of us that stayed we cannot think of a single thing to have made the stay better or more comfortable. The owners of this property and people behind the upkeep should be proud of what they have achieved to present it in the manner that they have. I cannot recommend it enough, if I have a complaint it would be how can we ever top this place. Book it immediately and for longer than intended because none of us wanted to leave"

"Such a perfect house in a great location. We all wanted to stay longer and I feel sure that we will return! It was just so comfortable and had everything we needed. The children in the party had games to play and plenty of room in the garden to enjoy the outdoors, as well as the games room for a table tennis tournament."
