Ground floor bathroom with bath, separate shower, basin and WC. First floor basin and WC. Kitchen with dining area, Sun room with comfy seating for 6, Sitting room (seats 4) with electric fire. Second sitting room (seats 2) with electric fire. , Landing with two single sofa beds. Oil central heating with electric fires. Electric oven and hob, microwave, fridge/freezer, washing machine, dishwasher, 2 x TVs with Free-to-air channels, DVD, WiFi, selection of books, games and DVDs. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot and highchair on request. Off road parking for 2 cars. Enclosed side and rear courtyard with furniture. Shared use of owners' lawned garden with fenced pond, Wendy House and play area. Shared use of owners' tennis court. Two well-behaved dogs welcome. Sorry, no smoking. Shop and pub 10 mins walk, restaurant 1 min walk (no children after 6pm). Note: One step down from sitting room to double bedroom and one step down from sitting room to kitchen. Note: Dog must be kept on a lead when outside. Note: Fenced pond in shared garden, children to be supervised. Note: This property sleeps a maximum of 6 adults and 2 children.

This cottage sleeps eight people in five bedrooms, consisting of three double, including one on the ground floor and two singles, as well as a ground floor bathroom. The cottage also has a kitchen with dining area and seating area and two sitting rooms, both with electric fires. Outside there is off road parking for two cars, an enclosed courtyard with furniture, shared use of owners' garden with fenced pond and shared use of a tennis court. Sutton Cottage is a great base for enjoying the many activities and places of interest the area has to offer.

Rosslare Harbour is a village situated on a cliff top in County Wexford. The village offers pubs, restaurants, sandy beaches and golf courses, as well as excellent transport links by ferry and train, plus attractions in the area include the Irish National Heritage Park and Westgate Heritage Tower.

Known as the "Sunny South East", the counties of Wicklow, Wexford, Waterford, and Tipperary offer everything you could need for a dream holiday in Ireland. Miles of sandy beach and scenic drives taking in mountains and coast are on your doorstep.

"Lovely property all around, came for Christmas 2014, greeted by the owner on arrival, who left us teabags and a lovely cake, showed us around and explained everything and was happy to help if we needed anything. We had 3 children with us and there was plenty of room as we could all do our own things in all the different rooms, the best was you were not "all sat on top of each other" The location is ideal, short drive from the Ferry terminal Rosslare, and ideal to explore the " Sunny south east". The kitchen had all the amenities for cooking every meal we needed, so that was grand! Would come this property again. Another nice thing to do is visit Our Lady's Island and attend the Sunday Mass service @ 11am even if you are not religious the atmosphere is truly breath-taking."

"Deceptively large cottage full of nooks & crannies, great for groups or families with kids. There were 2 lounges with TVs & a sofa & TV in the kitchen. The owners put some milk & cakes in the fridge which was a nice gesture. We were able to bring our 2 dogs who enjoyed access to a private interior courtyard & the owners huge garden (with their own fairy house). The Lobster Pot pub is a 5 min stroll away & Carne Beach is stunning & 5 min drive away. Would be perfect if there was wifi & more comfy sofas ( they looked nice but weren't comfy)."

"My husband & I and our Cairn Terrier stayed at Sutton house in September and we were so lucky with the weather, as this part seems to have its own micro-climate. The cottage is a traditional thatched house with a sympathetic modern extension at the back. There is an enclosed courtyard accessed from patio doors in the kitchen and it was totally safe for the dog, with no means of escape. The award winning Lobster Pot restaurant is within a two minute walk and offers a wide range of fresh seafood dishes. The village of Our Lady's Island is about 10/15 minutes' walk away and has a small convenience store and also a traditional Irish Bar, where the locals and staff were all very welcoming. In front of the pub is a beautiful walking area which overlooks the lake and is a paradise for all sorts of water birds. We spent much of the holiday walking along long stretches of clean sand and our terrier had his first taste of swimming in the sea and chasing seabirds. He loved it! The cottage is a good base for exploring this part of Ireland and we thoroughly enjoyed our stay. The owner was very welcoming and we hope to return to Sutton Cottage in the future."

"A traditional thatched cottage with a lovely extension at the back giving a spacious kitchen & sitting area. This gave access to the enclosed courtyard which was ideal for our dog and totally escape proof. There is also another garden area surrounded by hedging with flower beds. The owner was very welcoming & explained how to work the heating & hot water etc. The area was great for walking- miles of sandy beaches and also a lakeside walk at the nearest village Our Lady's Island. Great opportunities for bird watching. Overall, a very relaxing holiday."
