Ground floor bathroom with bath, shower, basin and WC. Shower room with shower, basin and WC. Ground floor basin and WC. Open plan living area with kitchen, dining area and sitting area (seats 8) with solid-fuel stove. Utility. This property has a sensory room. Oil central heating with multi-fuel stove and solar panels. Electric oven and hob, microwave, fridge/freezer, washing machine, tumble dryer, dishwasher, TV with basic Sky, DVD, WiFi, small snooker table, selection of books, games and DVDs. Fuel, power and starter pack for stove inc. in rent. Bed linen and towels inc. in rent. Highchair. Ample off road parking. Enclosed decked area with furniture. Walks in woodlands and meadows which are organic and a wildlife sanctuary. Sorry, no smoking. No Pets. Shop and pub 5 miles. Note: Check in is after 4pm. Note: Bike Hire and transport to the new Greenway cycling trail are available to book locally. This property is in close proximity to the new Waterford Greenway

Butterfly House is delightful detached cottage located five miles from Cappoquin in wonderful rural surroundings and can sleep fourteen people in five bedrooms. There is a ground floor double with en-suite and a further ground floor double with Jack-and-Jill access to the bathroom. Upstairs there is a double and twin both with basins and a family room with four single beds. There is a ground floor family bathroom and a first floor family shower room. The rest of the property contains an open plan living area with kitchen, dining area and sitting area, plus a sensory room. To the outside of the property there is ample off road parking, a decked area with furniture and BBQ and woodland and meadow walks. Butterfly House is an ideal property for friends and families to get together and explore County Waterford. Note: 1x well behaved pet welcome. Pets required to be on a lead outside of the property grounds due to local farm animals( Sheep,Donkey, Pony).

Cappoquin is a sleepy market town situated at the tip of the Blackwater Estuary, which is renowned for its salmon and trout fishing and is close to 3 mountain ranges in West Waterford, all of which offer magnificent woodland walks in areas of unspoilt natural beauty. The town has all the basic amenities together with pubs and restaurants.

"After a week here with my extended family I feel that I have been robbed of hard earned cash. If some of the rental money was used for the upkeep of the property we may have had a better time. On arrival our 4 year old daughter cried because of the strong smell of curry that we were greeted with. The place was filthy, the first 4 hours of our holiday was spent cleaning and removing black cobwebs from all corners of every room. The decking and decking furniture was rotten and had in some places been attempted to be fixed with wood from pallets. There were rusty screws sticking out of the rotten woodwork that could have quite easily had injured the children. The nature trails were non existent and the fairy cottage was a wood shed complete with rubbish and a hatchet for the fire wood, The bins were full, the weeds were higher than the children and there was not a butterfly to be seen but plenty of wasps. In the children's bedroom the wood burning stove had been removed but the hole that the steel flue should have gone into was still open in the wall. I wonder if the fire downstairs had been lit would the smoke go through the open chimney into the bedroom. there was a trampoline that was covered with weeds and missing springs meaning it was unsafe to use. This could be a stunning property but a lack of investment and plenty of shoddy workmanship has let it down. Dont waste your money and find somewhere else to stay."

"Never have I seen or stayed in a dirty unsafe holiday home like this one. Please don't trust any of the picture you see about this holiday home cause it's all rubbish. Myself and family spent are first 4 hours just bleaching it and trying to make it more liveable. I could say endless thing on what was wrong with this place because there was nothing right. It isn't safe for kids or adults!!"

"We booked this house to celebrate Christmas with all the family. The house was perfect for all our needs. The children particularly loved the large playroom/bedroom. There was even a sensory room which provided a space to relax and take a time out from the all the festivities. There was a lovely positive and homely energy about the place,which allowed us all to really relax and enjoy our time together. We made friends with the resident animals a beautiful pony and a gentle and friendly cat. Overall we all had a wonderful time and will come back again in the summer time, so we can explore the surrounding area, as its a great base to discover the sunny South East. Thanks Siobhan you made us feel very welcome."

"It was a nice location, and the house had plenty of bedrooms and space.. but it was absolutely filthy. Deep dust on every surface of every piece of furniture. I don't think the steps had ever been vacuumed. We had to scrub the counter tops and island before even putting groceries down. There was a sign that said if you smoked in the house, you would be charged 150 pounds for it to be cleaned.. I don't smoke, but was temped to, just so the house would be cleaned !"
