Electric oven and hob, microwave, fridge, freezer, washing machine, tumble dryer, dishwasher, TV with Saorview. Oil and electricity charged via meter reading. Starter pack for open fire inc. in rent. Bed linen and towels inc. in rent. Ample off road parking. Decked area with hot tub, furniture and BBQ. One well-behaved pets welcome. Sorry, no smoking. Shop 5 mins walk, pub 1 mile. Location

Kyle Cottage is a superb, detached cottage situated in County Laois, three miles from the historic town of Roscrea in County Tipperary. The cottage sleeps twelve people in five en-suite bedrooms, two of which are on the ground floor, all with Jacuzzi baths. The cottage also has a ground floor wet room, a kitchen with a dining area, and a hallway with sitting area and an open fire. Outside, there is ample off road parking and a decked area with a hot tub, furniture and a barbecue. Kyle Cottage is a wonderful holiday home for families and friends who wish to get away from it all and explore this stunning region.

The historic market town of Roscrea in County Tipperary boasts a 13th century castle, St. Cronans Church, Fancroft Mills and Gardens, and a golf club. Close by is the Slieve Bloom Mountains and many fishing rivers, including the Little Brosna, The Camcor and the Bunow.

"Still can't beat this place me and my family rented the place for a second year running we all had the same rooms as last year and as we were familiar with the place we knew we didn't need to take loads as there is a massive Tesco super store down the road so you can get all your food and toiletries there. On arrival your given an electric meter reading for the electric as we had the hot tub on every day it cost about an extra 30-40 euro for the week. There is a dish washer washing machine and tumble dry there so you can wash and dry your cloths. There is a down stairs wet room bathroom and 3 bed rooms all on suite 2 double rooms 1 twin room Then upstairs your have have 2 bed rooms with double beds and one single all with on suite bathrooms. You have a large kitchen with table that seats 12 Plenty of ample parking out side we had 5 cars with no problems for space and you didn't have to move cars around to get them out. Out the back you have a hot tub that seat 4/5 small decked area and outside eating and BBQ area it would be great if the hot tub had a roof over it so you could still sit out side it in the rain. But you can't help the weather. My only criticism is its not totally child friendly as some of the plug sockets don't have socket covers on them. And the gorgeous old fashioned sofa and chair they have aren't good for small children as my son banged his head on them a few time so lots of tears and so did a few other family members so just watch your heads haha. But other than that is a fantastic place to take your hole family and run by an amazing couple. The place is also fully kitted out with smoke alarms carbon monoxide detector and all the bedrooms are fitted with fire doors. And we will be booking again for next year with the family."

"We had an amazing time in a wonderfully furnished cottage. Gerard and Carole were very friendly and welcoming, nothing was too much trouble. They recommended attractions to see, places to eat, provided wood/peat/charcoal for the outdoor fire and then there is the hot tub! There are 5 bedrooms sleeping a total of 12 in a mixture of king size, twin and triple (double with single), two lounge spaces and a huge kitchen diner with separate utility. All bedrooms have en suites with jacuzzi baths plus there is a wet room. Outside is the hot tub, decking with table & chairs and a large patio with the chimney BBQ, a fire pit and table & chairs under a gazebo. The garden is very secure and plenty big enough for little ones to run around."

"The owners were very friendly and welcoming, they did everything they could to make our stay enjoyable. It's clear they have put a lot of thought into Kyle Cottage. The hot tub is a great addition to the cottage and our children say this was the activity they enjoyed most throughout the whole holiday!"

"We had a wonderful time at the cottage, we felt as if we had been away for longer than a week as it was so relaxing. The cottage was situated in the middle of Southern Ireland so it was very easy to get everywhere. The owners were lovely and could not do enough for us, we hope to be back very soon."

"We loved the hot tub and spent most of our time outside as it was lovely. The kitchen was brilliant with a lovely big table and plenty of chairs. The bedrooms were excellent, with very comfortable beds, great furniture and a luxurious en suite in every bedroom. The owners are very friendly, they are a very good source of information about the surrounding area."
