Electric oven and hob, microwave, fridge/freezer, washing machine, tumble dryer, dishwasher, TV with Freeview, DVD, CD, WiFi. Fuel, power and starter pack for fire inc. in rent. Bed linen and towels inc. in rent. Off road parking for 2 cars. Front and side lawned garden with furniture. One well-behaved pet welcome. Sorry, no smoking. Shop 5 miles, pub 2 mins walk. Note: There are two steps from parking area to patio. Note: There is a stream adjacent to the front garden.

Laburnum Cottage is a delightful semi-detached cottage in the heart of Welney in Norfolk. With two bedrooms, including a king-size double and a twin room and a ground floor family bathroom this cottage can sleep up to four people. The cottage offers a fitted kitchen and a sitting room with a family dining area and a wonderful conservatory. Outside you will find two off road parking spaces and a lawned garden to the front and side of the cottage. A stream runs adjacent to the cottage, while a delightful river is to be found just 100 yards away. Laburnum Cottage is an idyllic base for friends and family to explore the wonderful Norfolk countryside.

A small village on the border of Norfolk and Cambridgeshire; Welney sits on the edge of The Fens with an attractive local pub. The area surrounding Welney is low lying and is home to the Wildfowl and Wetlands Trust (WWT) reserve in the Ouse Washes, the winter home of thousands of swans and ducks from northern Europe and the Arctic. Also close by is the RSPB reserve at Ouse Washes which has walks across the wet grasslands and the historic city of Ely is just a short drive away. The village of Welney is a wonderful base for a holiday exploring Norfolk!

"This cottage was 15 minutes, 10 miles from Ely in a quite location opposite the Flag and Lamb pub in Welney village. The cottage was clean although some cobwebs were seen next to the cupboard in the living area. Concerns to us were that there was no hot water on arrival as the boiler was not switched on, despite the information booklet stating that this would be on and the immersion heater would provide plentiful hot water. Washing up liquid and dishwasher tablets were not provided despite being assured by the owner that these were included in a phone call prior to arrival. There were light bulbs out in the dining area that had not been replaced and no rubbish bags were provided despite instructions for the refuse/ recycleable collection being provided. We had a very enjoyable stay but these comments are provided to improve the enjoyment for future guests."

"This is a good little cottage in a good location. The cottage is old and does show a wee bit wear and tear but that is to be expected. We were there for a full week and did make full use of the kitchen facilities for breakfast and lunch. There are only 2 small niggles, none of which would put me off booking the cottage again, and that would be the double bed's mattress is past its best and should be replaced although the size of the bed was excellent. The other niggle was the hobbit sized ironing board (only 2ft in length and a table top version), trying to iron a grown mans shirt proved difficult as well as long skirts. Normally wouldn't worry about creased clothes but we were down visiting relatives for a special birthday and going out for a posh do and these items were crushed in our cases. There is plenty of room in the cottage to store a normal iron board so did wonder why the hobbit one was there.... The Lamb and Flag pub which really is just across the road does excellent food and has wonderful staff."

"We had a very pleasant holiday at 1 Laburnum Cottage in the village of Welney. We found the cottage to be quite and comfortable, just what we were looking for. The owner and the local contact provided us with all information about the cottage, the village and possible places of interest. To sum it up: the perfect place to spend a relaxing holiday. Recommended! Furthermore we liked the Pub (The Lamb & Flag) next door. Highly recommended place with charming staff and excellent food."
