Central heating, underfloor heating with wood burning stove. Microwave, fridge-freezer, tumble dryer, washing machine, dishwasher, TV with DVD, WiFi, Fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot and highchair available on request. Off road parking for six cars. Barbecue. Three well-behaved dogs welcome, Sorry no smoking. Location

The Hay Loft is a big roomy house beside the owner's? house on a smallholding in countryside near the Devon village of Kentisbeare. The house can sleep twelve people in six en suite bedrooms over the two floors, one suitable for wheelchair users. On the first floor is a gallery/sitting room and on the ground floor is an open plan living space with seating area with wood burning stove, dining area and kitchen. Outside are five acres to wander, a wildlife pond and an enclosed garden with lawn and barbecue. Just over a mile from the village pub, The Hay Loft is a splendid base for big groups of family or friends to enjoy a break in Devon.

The pretty village of Uffculme is located in the lush green countryside to the east of Exeter, this small rural community provides a welcome change from the demands of modern living. Almost midway between Dartmoor and Exmoor, and just a 40-minute drive to Exmouth and the beautiful South Devon coast, it is a perfect base for touring the area's many attractions.

Devon, with its quiet country lanes, patchwork of lush green fields and sleepy villages is not to be missed. Stately home lovers will be spoiled and why not finish with a scrumptious Devonshire cream tea?

"An absolute gem of a property for a large family party celebrating a birthday, loads of room for all and every accessory you could think of to make the catering so much easier. The owners had even left a gorgeous chocolate cake to welcome us decorated in the beautiful edible flowers they grow just beyond the garden. Despite the property being adjacent to the owners home we never felt under any scrutiny (even at the end of the week when we brought out the several glass recycling boxes we'd filled!!). Stuart and Jan were seen quite regularly and couldn't have been more helpful with titbits of local knowledge and answers to probably quite dumb questions from their guests. The bedrooms are fantastic and the bedding is just so comfortable we did struggle on a couple of occasions to rouse some of the younger members of the party (21 and over!!), not that they need much of an excuse. All en-suite with a great mix of baths and showers and as an absolute added bonus, bath robes were provided. The main living area provided a great central hub and meant that the youngsters couldn't avoid "helping" with food prep. The huge dining table was absolutely perfect for a huge Sunday roast and also to play games around in the evening, the wine racks located within arms reach making it so much better. We were absolutely blessed with the weather for the time of year we visited and the views at sunset were simply breath taking, we even managed to have a barbecue one evening which helped feel like we'd used all areas of the property. Overall a fantastic break away, some excellent locations for day trips out not too far away at all, all really brought together by the property and the owners, thank you."

"A great place to spend a family holiday, three generations enjoyed a great week. Clean comfortable beds, all bedrooms ensuite. Well equipped kitchen & dining room, great games room for the kids & a nice garden. Fab"

"Fabulous converted barn with 6 double rooms, all en suite and very comfortable. Excellently well equipped kitchen, with lots of extras (plates, cutlery, serving dishes etc) Welcome scones, jam and cream with tea, coffee, milk etc were a lovely touch and well appreciated on our arrival. Enclosed garden great for our two dogs. Extra wood available for the burner, though the place was really warm and cosy. We stayed with a large group of friends and had more local friends over for dinner and there was lots of room. Wifi worked well. Fully recommend and we would stay again. Thanks"
