Note: This property is over a hill from the M6, and though road noise is not usually audible, if the wind blows in a particular direction some road noise may be heard. Farm building next door which does house cattle in winter months.

Location

This semi-detached character property is set in a small rural hamlet called Preston Patrick, amid lovely rolling countryside just six miles from the pretty town of Kirkby Lonsdale. Set peacefully in the South Cumbrian countryside and consisting of a scattering of rural farms and dwellings, the small hamlet of Preston Patrick enjoys beautiful views over nearby Farleton Knott and the distant Lakeland Fells. For a quiet stroll, head for Hutton Roof Crags Nature Reserve, or for a cup of tea, a relaxing meal or to browse the shops head for the town of Kirkby Lonsdale, just 6 miles away, which has attractive architecture and is home to the famous Devils Bridge. The historic riverside town of Kendal is within easy reach, as is the picturesque Lune Valley or the charming villages of Sedburgh. Settle or Arnside. A wonderful base for exploring South Lakeland, the Yorkshire Dales, Lake Windermere and the wider National Park. A superb base whatever the time of year!

"The property was perfect for the size of our family, it was homely and welcoming with stunning views. Mrs Robinson was very helpful and allowed the children in our party to use the large meadow at the back of the house for playing which was a huge bonus. The facilities in the cottage were very good, we saw lots of the natural world eg hares in the meadow, a baby calf being born and birds of prey in the meadow. The weather was stunning too which made everything seem better."

"Just returned from a weekend with close friends to celebrate my 40th. From the chocolate cake welcoming us on arrival to the wood waiting for us by the fireplace, Etland House is perfect. It's a remote location but only a few miles from a large Asda with plenty of room for 13 of us, a really well equipped kitchen, large bedrooms and wonderful middle floor kitchen and lounge. The lady and gent we dealt with over our stay were lovely and nothing was ever too much trouble. If we ever have a large group again, there's no doubt we'll return here."

"Stayed with extended family ( 10 ) ,all of use thought the location, helpfulness of owner Gillian Robinson , even a cake awaiting on table and milk in fridge, parking up to 4 vehicles easily . The general state of all the facilities and furnishing were superb very clean and tidy . Rooms good size and three bedrooms + bathrooms ground level which is very helpful for those who have mobility issues, main living , dining area, lounge, TV and kitchen with all washing facilities on second level, top floor further three bedrooms, four bathrooms in various areas some connected to bedrooms, some with baths and showers . Large patio area overlooking fields, very good location a very small amount of noise from M6 if wind is blowing towards house otherwise nothing , no traffic passes by ,only property next door, farm house or farmers vehicles... Good location to get to most local attraction within 1 hour or less. Note has wifi not fast fast but good enough for us."

"Lovely house in a beautiful environment. It's a setback far enough from the main roads so you don't hear a lot of traffic. The closest supermarket is a 10 minute drive. The house is well maintained, the kitchen is well-equipped and the rooms are a good size. The owner is friendly and helpful and left to a nice fresh cake to welcome us to the house. Definitely would recommend the place."

"The house was absolutely perfect for our family of 13 aged from 8-70! It looks even better than the photos! Lots of room and the bedrooms can be doubles or twin upon request! The whole house was decorated and furnished to a very high standard! Close to nearby towns and good walks. Kirby Lonsdale was lovely to visit. We ate at The Kingfisher at Sandside which was excellent. The owner was lovely and even made a chocolate cake which was delicious! "
