All first floor. One bedroom: 1 x king size double with en-suite freestanding bath, shower over, basin and WC. Open-plan living area with kitchen, dining area and sitting area with woodburner. Electric heating with woodburner. Electric oven and hob, microwave, fridge, washer/dryer, TV with Freeview, DVD, selection of books, games and DVDs. Fuel, power and starter pack for woodburner inc. in rent. Bed linen and towels inc. in rent. Off road parking for 2 cars. Decked patio with furniture and BBQ. One well-behaved dog welcome. Sorry, no smoking. Shop and pub 2 miles. Note: Cottage accessed along a bumpy 400 metre farm track, guests with low suspension vehicles should take care. Note: Cottage accessed by external wooden steps. Note: Cottage is next to a working dairy farm and the generator can sometimes be heard whilst outside. Note: Dog to be kept on a lead outdoors.

The Garden Studio is a first floor barn conversion near the town of Falmouth and just three miles from Mabe. The cottage sleeps two people in one en-suite double bedroom. Also in the cottage is an open plan living area with a kitchen, a dining area and a sitting area with woodburner. Outside is off road parking for two cars and a patio with furniture and barbecue. Situated close to the harbour, The Garden Studio is a lovely holiday home from which to explore this lovely part of the country.

Falmouth, with its magnificent natural harbour (the third largest in the world), winding streets and beaches, will keep you occupied for hours. The town's old harbour-side pubs, excellent shopping, art gallery and stunning National Maritime Museum simply complete the picture. Pendennis Castle, built by Henry VIII, is Falmouth's most popular attraction, sited on its own peninsula with superb panoramic sea views.
